One of the most common questions when purchasing property in Spain is simple:
How does the process work?
Below is an overview of the steps we take to help our clients move from their first enquiry
A Resale property can take typically between 6 to 12 weeks from reservation to completion. With a New Build development, the completion date can range between 12 to 24 months or longer depending on construction.
No, you do not need to be a Spanish Resident to purchase a property in Spain.
The only formal requirement is obtaining an NIE number. A tax identification number needed for property purchases and financial transactions in Spain.
Your lawyer will handle the application for you as part of the buying process. Importantly, you do not need to have it in place to get started. A property can be reserved and secured while your NIE is being processed.
When purchasing property in Spain, buyers should typically allow around 10 to 15% of the purchase price for taxes and associated costs.
These may include:
• Property transfer tax or VAT (depending on the property)
• Notary fees
• Land registry fees
• Legal fees
• Administrative costs
Your lawyer will provide a detailed breakdown before completion so there are no surprises.
